We provide buildings insurance to protect your home from damage.
But we need you to make sure that you insure your home contents and personal possessions.
This will cover accidental damage to the building, and our legal liabilities as the freeholder.
The building policy covers the structure of the building, including landlord’s fixtures and fittings, and any yards, car parks, pavements and fences.
Please note: this does not cover your personal belongings.
There is an excess of £100 per claim within the leaseholder’s demise.
Accidental damage means that, if you, or your guests, accidentally damage your home, then you will be covered. However, damage caused intentionally or on purpose by you, your family, guests or your pets is not covered.
You must give Peabody notice immediately when you become aware of any damage or loss relating to the premises or the common parts arising from an insured risk.
Peabody will then pass the claim to the Insurers for them to consider.
Any uninsured costs are the responsibility of the leaseholder and these will include excess levied to the policy.

While the building you live in is insured by Old Oak Housing or Peabody, you are strongly advised to buy insurance for the contents of your home.
Please be aware that Old Oak Housing will not compensate you if your possessions are damaged, for example, by a major flood or fire, or if your freezer contents are ruined due to loss of electricity in a whole block and you do not have contents insurance.
We would only be liable where the incident was due to our negligence, i.e. where we could have reasonably taken action in advance to prevent the incident. The same would apply where another resident causes a flood into your property which damages your possessions.
You must have contents insurance to protect against such events.
